Q: What is Windingwalk?

A: Windingwalk is a carefully designed, family-oriented master-planned community by Brookfield Homes and Shea Homes spanning approximately 1,200 acres in South County, with more than one-third of its land (455 acres) dedicated to natural habitat open space.
15 distinct, thoughtfully-designed neighborhoods of attached and detached homes influenced by renowned San Diego architect Irving Gill are connected by the series of winding trails and pathways that give the community its name. Parks, private recreation centers, schools and a town center are also open or planned, offering a place to meet up with neighbors, host parties and take care of errands quickly and conveniently, so you can get back to living.
Windingwalk is ideally situated among many of South County’s major new or planned amenities. Olympic Parkway, with convenient access to the 805 and soon-to-open SR125 freeways, runs along the community’s northern border. Directly to the west, just a short stroll from any of Windingwalk’s neighborhoods, is the much-celebrated, newly opened Otay Ranch Town Center, including close to 100 retail and specialty stores, a wide range of excellent restaurants, and an AMC theater.
A serene drive along the southeast ridge of Windingwalk offers vistas of the distant San Miguel mountains and a possible glimpse of wildlife in the permanent open space that spreads out from the community’s southeast corner. To the south and southwest, plans call for some of the area’s most significant future education and job centers, including High Tech High, a proposed university campus, and more.
Q: What amenities does Windingwalk offer?

A: RECREATION CENTERS
WindingTrails Recreation Center opened to residents in 2005. Spanning 4,343 square feet on 4.5 acres along Evening Star Drive, WindingTrails features a multi-purpose entertainment room, large gourmet catering kitchen and spacious outdoor courtyard with fireplace, perfect for hosting birthday parties, bridal showers, or other gatherings. There’s also a competitive-size pool, a wading pool, spa and restroom facilities. Basketball courts, children’s recreation area with play equipment, picnic pavilions and an open lawn area are also are part of the facility.

Construction began early this summer on a second facility, WindingOaks Recreation Center. Occupying three acres, planned features include a resort-style pool, Olympic-style pool, spa, showers, locker rooms, restroom facilities, grassy play areas, conference and event spaces, including an open courtyard area with covered gazebo, and a proposed exercise room and patio. The Irving Gill-style structure features dramatic entry towers, archways and covered walkways. WindingOaks Recreation Center is scheduled to open in early spring 2008.
TRAIL SYSTEM.
Meandering in and around Windingwalk are pedestrian pathways linking neighborhoods to community amenities and connecting to nealy 20 miles of natural hiking trails throughout Otay Ranch.
PARKS AND OPEN SPACE.
Two separate neighborhood parks tucked within the community will offer over seven acres of recreational space. In addition, Windingwalk’s 7.5-acre public park, which opened last fall, features basketball and tennis courts, a skate park, softball field, picnic areas and restrooms. Windingwalk also will have a Town Square of approximately one acre, for community events other gatherings, which is scheduled to begin construction this summer. Adjacent to the Town Square is a designated community purpose facility, planned to house a future day care, church, private school or other benefit for residents.
Q: How close are shopping centers?

A: The brand-new Otay Ranch Town Center, which will include over 100 new retail and specialty stores and restaurants, a movie theater and more, is located just across the street from Windingwalk, running the length of the community’s western edge. It’s a true shopper’s delight, perfect for an hours-long extravaganza or a quick ten-minute pickup. Most of the stores and restaurants are already open, and more are coming in this spring and summer.
Construction also begins this July on Windingwalk’s own ten-acre neighborhood retail center, the Marketplace. Vons, Wells Fargo Bank and Happy Nails salon have confirmed sites at the Marketplace, and plans are moving forward for other everyday neighborhood conveniences such as a business service center, drycleaners, and eateries on the first level, plus 43 work-loft spaces above. The Marketplace is scheduled to open in Spring 2008.
Q: Will Windingwalk have its own schools?

A: Two schools are proposed for Windingwalk, an elementary school and a combined junior high - high school. Construction of Windingwalk’s elementary school is expected to be under way by early 2008. Designed like other Windingwalk community buildings, the Irving Gill-style school will serve 1,000 students from kindergarten through sixth grade.
Directly to the south of Windingwalk, construction is scheduled to begin early next year on High Tech High, a new charter high school planned to consist of approximately 16 acres with a two story facility serving up to 500 students. Approximately 150 9th grade students will begin classes this fall at the school’s temporary site at Mater Dei High school. High Tech High will transition to its new campus once construction is completed, currently scheduled for fall 2008.
Q: What’s the status of state Route 125?

A: The south portion of state Route 125, a toll road with on and off ramps at Olympic Parkway near Windingwalk, has been named the South Bay Expressway. Currently under construction and scheduled to open soon, the nearly 10-mile road extends from state Route 54 in Spring Valley to state Route 905 in Otay Mesa.
Q: How can I purchase a home at Windingwalk?

A: Go to Windingwalk and visit model homes and sales information centers, open from 10 a.m. to 6 p.m. Tuesday through Sunday and 1 to 6p.m. Monday. From Interstate 805, exit Olympic Parkway and go east for approximately 6 miles. Look for Windingwalk signs. A: At build-out, the Windingwalk community will comprise approximately 2,300 homes, which includes attached and detached residences.
Q: What will the homes look like?

A: There’s diverse architecture found at Windingwalk, but overall the community design was inspired by Irving Gill, a renowned San Diego architect whose work was widely lauded between the 1920s and 1940s. Residence styles include Cottage, Craftsman, Monterey, Prairie, Spanish Eclectic and Spanish Mission. Single-family attached and detached homes range from approximately 1,600 to over 3,500 square feet.
Q: Will there be a C.F.D.?
A: Yes, there will be a C.F.D. (Community Facilities District), The tax rate is expected to be competitive with homes in the area.
Q: Will there be a Homeowners Association (HOA)?
